Thank you for considering us for your next home. We have been in the rental house business locally for over 55 years.
We do not charge an application fee, but before you spend your time, filling out the application at the bottom of the page, please be aware of the following below.
A nonrefundable reservation deposit in the amount of $300 has to be paid in order to take the house off the market for 5 days. If the remaining security deposit is not paid after five days, the house will be put back on the market to rent. Once the full security deposit is paid it is nonrefundable until the end of the lease.
This is due to us not having a maintenance technician that can respond to refrigerator repairs. Your refrigerator should be considered personal property . The refrigerator needs to be in place 24 hours before the move-in inspection if you are using a voucher.
Our carrier does not allow animals, pools or trampolines to be on the property.
All utilities must be transferred into your name before the keys are issued to you.
Your most recent landlord must verify your residency. The Marshalls Database will be checked for any past evictions.
The rent will be due on the first day of each month. Any rent not paid by the fifth day will result in a $50 late fee charged to yo. Rent not paid by the 15th of the month will result in an eviction being filed against you. The filing fee will be added to your balance.
We will provide you a rent statement at any time upon request. We accept money orders, PayPal, Venmo and Cash App. We have a 24 hour secure lit dropbox on the front porch of the office for any rent drop offs or correspondence.
Photographs of the property will provided by the landlord and must be acknowledged by you. Any issues that you find in the first week of residency will be noted on the lease as an addendum.
We pledge to properly respond to any service needs that you may have. We will respect your privacy and only enter your home after an appointment is made that is agreeable to both parties. We will never come by or enter your home unexpectedly or without you or your representative there. Any work that is done will be done professionally and with as little interruption to you and your family as possible. We will clean up after our work is complete and we will be available for any follow up needs.
